These measures protect your property, uphold community standards, and maintain our commitment to providing premium accommodations.

1. Criminal Screening

We conduct comprehensive criminal background checks to ensure the safety and integrity of your property. Our screening policy includes the following:

  • Disqualifying Offenses:
    Guests with severe criminal convictions or offenses such as murder, terrorism, sexual assault, assault, battery, or child abuse are not permitted.

  • Screening Scope:

    • Checks against the OFAC list.
    • Verification through public, state, and national criminal records.
    • Review of state and national sex offender registries.
  • Policy for Lesser Offenses:
    For lesser charges, our compliance team considers factors such as:

    • Severity of the charge.
    • Time elapsed since the offense.
    • Type and relevance of the offense.

These measures are applied to all prospective guests using TransUnion SmartMove, a trusted screening tool.

2. Rental Agreement

All approved guests must sign a legally binding rental agreement before their stay. The agreement ensures:

  • Compliance with your community standards.
  • Acknowledgment of the rules and expectations for the property.

Signature Security:
The rental agreement is signed electronically, with timestamps and IP address verification to ensure authenticity and accountability.

3. Security System

To protect your property and maintain its condition, we utilize advanced security measures:

  • Noise Monitoring:
    Smart noise monitoring devices ensure proper noise levels are maintained, preventing disturbances.

  • Smart Locks:
    Keyless entry systems enhance security and simplify access management.

  • Cameras:
    Strategically placed exterior cameras provide added protection and ensure occupancy compliance.

In-Person Assistance:
Our Housing Coordinators and managers are available for any questions or concerns, ensuring peace of mind for property owners and guests alike.

4. Third-Party Booking Compliance

For reservations made through third-party platforms, every guest must:

  • Pass a thorough background check.
  • Sign the rental agreement.
  • Complete a detailed questionnaire.
  • Provide a valid, government-issued ID.

These measures ensure the highest standards of guest screening and compliance, with the right to cancel any stay that flags our system.

5. Corporate Client Verification

For our regular corporate clients:

  • Guests are pre-verified through their employer.
  • The corporate client assumes full responsibility for the guest during their stay.

This approach minimizes risk and ensures consistency in guest quality.
